Payment structure for new property:
A deposit of 3000 euro will be required
to secure a
reservation on a property.
After 30 days 25% of the balance will be paid.
After 60 days, another 25% of the balance will be
paid.The outstanding balance will be paid on completion,
when you have inspected your property.
Payment structure for re-sales:
A deposit of 10% of the property price will
be
required to secure a reservation on a re-sale
property. The balance will usually be paid one or
two months later when you sign the deeds for your
property.
What additional cost can I expect to
pay when buying a property in Spain?
There are additional costs involved in buying
a
property in Spain. We suggest you add 10% to the
price of your property to cover 7% IVA (tax) and 3%
for notary fees, legal costs, the equivalent of stamp
duty and the connection of water and electricity.
What if prices increase before I get
toSpain?
Our prices are updated on a regular
basis. However,
to avoid large price increases, we suggest that as
soon as you have decided to buy a property in Spain,
you arrange an inspection trip where you will be in
the right place at the right time to secure a price on
your chosen property.
Could I buy my property cheaper
elsewhere?
We guarantees that none of the new
properties
you see with us can be bought cheaper elsewhere.
Your rep will show you a wide range of the
best value property available in the area, and use
their knowledge and experience to find the best
property for you.
Will I receive a guarantee with my
property?
Yes, all new build properties include a
10-year
structural guarantee. With re-sales, it depends how
old the property is, for example, if the property is
only two years old, there would be 8 years left of
its structural guarantee, which would be transferred
to you.
Why should I buy from a developer as
opposed to an agent?
Although property agents may sell
certain properties
that we sells, there are many advantages to
buying direct from a developer:
- Gama has its own exclusive
developments that
are competitively priced owing to the fact that
large agents conducting group inspection trips
cannot sell Gama properties.
- Communication is efficient between the
builder
and the client as the middleman is cut out.
As Gama is a developer, its staff has a
great
deal of knowledge about the building business
in general and can therefore communicate
effectively with other developers and
establish
a good rapport.
- With considerable insight into architecture,
planning permission, legal requirements
and general build quality, Gama can vet the
developers for whom it promotes successfully.
